| To enable you to have
your own "Under the Tuscan Sun" experience, the country
houses and apartments in Mulino sul Tevere are now being
sold "off the plans". You will work with Ventura Verde's
architect to custom design your own unit, then Ventura
Verde's Italy-based development team will handle all
of the details related to planning, permits, and construction.
Because construction has not yet begun, early purchasers
will have options and flexibility not available to
later purchasers, including the first choice of units
and the opportunity to personalize their units by choosing
the size of the living spaces and the number of bedrooms
and bathrooms that suit their needs. |

| Prices
and Financing |
| The quoted prices for
the units are estimates for a high quality vacation residence.
The actual cost of a unit will depend on the final choices
made by the owner regarding the unit's floor plan, interior
finishings and fixtures, landscaping, etc.
Ventura Verde is in the process of arranging 70% financing
with an Italian bank that would enable a qualified buyer to purchase
a unit for 30% down plus applicable fees and taxes.
However, in the current credit climate purchasers may find
more advantageous terms by arranging their own financing. |

If you would like to purchase a unit, you may reserve
the unit of your choice by making a 5% deposit. You
will then have 60 days to discuss design options with
our architect, visit the property, arrange financing,
etc. If for any reason you decide not to purchase a
unit during the 60-day investigation period, the deposit
is fully refundable less a 10% service fee.
Fractional ownership among family and/or friends is
permitted, and Ventura Verde will assist with the legal
arrangements. However, Ventura Verde does not sell
fractional ownership shares. |

| Advisory |
| The
actual terms of the purchase and all construction agreements
and commitments will be governed by the final sales contract
for each unit. |
